Damp Proofing, Cavity Wall extraction and Re-pointing.
The client’s property was suffering with damp internally to the ground floor walls. Our PCA qualified surveyor (CSRT) undertook a Damp Survey at the property to identify the cause of the visible signs of damp within the ground floor walls of the property. Having surveyed the property, the surveyor concluded that the property was suffering from Penetrating Damp. There was visible evidence of dampness to internal elevation walls with evidence of staining, perished/defective and salt contaminated plaster. The surveyor concluded the cause of the Penetrating Damp was due to the Cavity Wall Insulation becoming wet within the cavity and bridging the cavity wall, due to the exposed nature of the property.
Two different recommendations were made in assessing the course of action to be taken to treat the problems encountered at the property. In establishing the cause of the damp, we were presented with wet Cavity Wall Insulation. It was recommended that the insulation be removed to prevent further Penetrating damp from occurring. The procedure involved creating low level cavity access points in the clearance areas by removing corner bricks or face brick/masonry or by core drilling to allow access to the cavity with the cavity clearance lance. The debris/insulation material was removed from the cavity by a specially developed air extraction unit system, assisted by a combination of compressed air and whip/flail devices along with an air extraction unit. Two further recommendations were made to treat the visible damp affecting the internal ground floor walls. Where applicable, we installed a Delta Membrane System to the walls. This was applied over the contaminated wall, acting as a barrier, over which, new plaster boards were installed and skimmed. Additionally, to treat other isolated spots of salt contaminated plaster, the affected areas were hacked off and the walls were re plastered with specialist plaster, incorporating salt inhibitors and water proofers, leaving the client with a damp free wall
